What Does Metal Roof Flashing Do?
Metal roof flashing is the formed sheet metal that seals every spot where a roof plane stops, turns or meets something else. The panels shed water across the open field. Flashing handles the joints, where water piles up and runs sideways.

Picture a valley carrying runoff from two roof planes, or a porch roof that dies into a brick wall. Those spots see more water, more movement and more wind pressure than the middle of a panel. That is why a standing seam roof rarely fails in the field. When it leaks, the cause is almost always a detail.
Good flashing does three things. It laps so gravity carries water over each joint, never into it. It holds its edges down with hems and cleats instead of exposed screws. And it leaves room for the metal to move as it heats and cools.
Which Types of Flashing Does PMRS Fabricate?
We bend the full set of flashing a metal roof needs, plus one-off profiles when a roof calls for them. Each piece is formed to the pitch and dimensions we measure on your roof.

The valley is the hardest-working flashing on most DFW homes. It collects runoff from two planes and funnels it to one gutter corner. We form valleys in long, continuous lengths, so there are as few laps as possible in the water path.
Panels are hemmed or cleated to the valley edges. No screw ever goes through the valley pan itself.
Valley Flashing
A V valley has a single center break. A W valley adds a raised center rib, which keeps a heavy flow off one plane from surging across onto the other.
Sidewall and Step Flashing
Where a slope runs alongside a wall, a continuous sidewall flashing turns up the wall and over the panel rib. Metal shingle and stone-coated roofs use step pieces woven into each course.
Headwall Flashing
A headwall piece seals the top of a roof plane where it meets a wall, such as a porch roof below a second story. It turns up behind the siding and down over the panels.
Counter-Flashing and Reglets
Counter-flashing laps over the top of base flashing so water cannot get behind it. On brick and stone we set it into a saw-cut reglet. On stucco and siding we use a surface-mount profile.
Transition Flashing
Where a steep roof flattens into a lower pitch, or a mansard meets the main roof, the transition piece is bent to both angles. No two transitions match, so stock trim rarely fits.
Cricket Flashing
A cricket is a small peaked saddle on the uphill side of a chimney or wide curb. It splits the water around the obstruction instead of letting it pond against the masonry.
Z-Flashing and Closures
Z-shaped strips close off the open ends of panel seams at ridges, hips and headwalls. They sit on butyl tape and give the cap or wall flashing something solid to fasten to.
Drip Edge and Eave Trim
The eave trim anchors the lower end of each panel and drops water into the gutter. Our eave flashing page covers hemmed and cleated edge details.
Rake, Coping and Fascia
Rake trim covers the panel edge at gable ends. On commercial work we also bend coping caps, gravel stops and fascia for parapets and low-slope edges.
Ridges and hips have their own page, metal roof hip caps. Chimneys are covered on custom chimney caps.
How Does In-House Fabrication Make Flashing Better?
A crew working from stock trim has to make the roof fit the trim. We work the other way around. Our shop bends each piece on computerized equipment to the angles and lengths measured on your roof.
- Matched metal and finish. Flashing is bent from the same gauge, substrate and coating family as your panels, so color and weathering stay consistent.
- Repeatable bends. Calibrated equipment holds the same angle and hem on every piece. Controlled bends help prevent the paint crazing and cracking that rushed hand-bending can cause.
- Hemmed edges. Folding the cut edge back stiffens the trim, hides the raw edge and gives the next piece something to lock onto.
- Profiles for odd conditions. Steep-to-low transitions, curved walls and tight crickets get a profile drawn for that roof, not the closest stock part.
Builders and architects can ask for shop drawings of the flashing details before anything is bent. Our fabrication and engineering services also cover take-offs, submittals and site-specific engineering on request.
The Hidden Pieces: Cleats and Closures

You will never see these parts on a finished roof. They are still the reason the visible trim stays straight in a spring storm. A continuous cleat grips the hemmed edge of the trim along its full length, so the wind has no loose corner to peel back.
Why Does Texas Weather Change How Flashing Is Built?
DFW roofs swing from hard freezes to triple-digit heat, and metal moves with every swing. Flashing has to let the panels move without tearing sealant or loosening fasteners.
The metro typically logs about 20 days a year at or above 100 degrees, and 2023 brought 55 of them. In January 2024 the region stayed below freezing for 89 hours straight. A dark roof panel runs far hotter than the air on a summer afternoon, so its daily range is wider still.
Steel grows about 0.0000065 inch per inch for every degree Fahrenheit, and aluminum roughly twice that. Over a 40-foot steel panel, a 150-degree swing works out to nearly half an inch of movement. If flashing pins both ends of that panel, something gives. Usually it is a fastener hole or a sealant bead.
- Panels are fixed at one end and free to move at the other, and our trim details respect that.
- Closures and wall flashings use sliding laps and butyl tape that tolerates movement, not rigid caulk alone.
- Cleated edges hold trim down against wind without screws through the panel flats.
- Head laps and hems are sized to stop rain that spring storms push uphill.
Wind matters too. News reports put gusts near 80 mph across parts of DFW in the May 28, 2024 storm. Corners, edges and ridges see the highest uplift on any roof, which is why we cleat them instead of face-nailing.
Flashing Options at a Glance
This table sums up where each flashing type goes and how we attach it on a standing seam roof. Details vary by panel profile, so ask for drawings for your project.
| Flashing | Where it goes | How it is attached | DFW note |
|---|---|---|---|
| Valley (V or W) | Inside corners where two planes meet | Cleats along the edges; panels hemmed to it | Big storms and long runs favor a W valley |
| Sidewall | Along a wall beside the slope | Turned up the wall, counter-flashed above | Keeps wind-driven rain out of the wall line |
| Headwall | Top of a plane against a wall | Over a closure on the panel ribs | Common on porch roofs below second stories |
| Counter-flashing | Over base flashing at walls and chimneys | Reglet in masonry or surface mount | Sealant is a backup, never the main seal |
| Transition | Where the pitch changes | Bent to both measured slopes | Always custom |
| Cricket | Uphill side of chimneys and curbs | Formed saddle tied into side flashing | Stops ponding behind wide chimneys |
| Z-closure | Seam ends at ridges, hips and walls | On butyl tape, fastened to panel flats | Vented versions feed a ridge vent |
| Eave and rake | Roof edges | Continuous cleat and hemmed edge | Edges take the highest wind uplift |
Materials match the roof: 26, 24 and 22-gauge Galvalume steel, .032 and .040 aluminum, 16 and 20 oz copper, and .7 and .8 mm zinc. Finishes include PVDF (Kynar 500 and Hylar 5000), Tedlar PVF film, crinkle and SMP. Browse colors on our metal roof color chart.
What Does Custom Flashing Cost?
On a new PMRS roof, standard flashing and trim are part of the installed price, not a surprise line item. Our standing seam pricing starts at $15 per square foot of roof for 24-gauge Galvalume with a Kynar 500 finish, installed on a house.
A few details are priced as add-ons, because they vary so much from roof to roof:
- Skylight flashing: $1,000 per skylight
- Pipe boots: $200 per penetration
- Vented ridge: $45 per linear foot
These prices were last updated October 2026. Run your own numbers with the metal roof cost calculator. Contractors who need flashing bent to their own measurements can request materials pricing with a quote.
Custom Flashing or Stock Trim: Which Does Your Roof Need?
Stock trim can work on a simple gable roof with standard pitches. Custom flashing is the better call wherever angles, walls or materials are not standard, which describes most DFW homes with porches, dormers and chimneys.
- Choose custom flashing for pitch changes, wall intersections, chimneys, crickets and any copper or zinc roof.
- Stock edge trim is fine for straight eaves and rakes, as long as it matches the panel metal and finish.
- Never pair copper flashing with steel or aluminum panels. Contact and copper runoff both corrode the less noble metal.
Flashing is one part of the system. For the bottom edge and gutter connection, read about eave flashing. For sealants, closures and pipe boots, see metal roofing accessories. For drainage, see metal gutters.
How Does PMRS Handle Flashing on a DFW Project?
Homeowners get flashing as part of a complete PMRS roof. Builders and roofers can also order flashing fabricated to their own measurements or drawings.
- Measure. We measure pitches, wall lines and penetrations at the estimate visit.
- Draw. Complex details get a shop drawing, and builders can request submittals.
- Bend. Pieces are bent in our shop to the measured angles, in your roof’s finish.
- Install. Our crews set flashing with the panels, lapped in the direction the water flows.
We work from our Mesquite office across Dallas, Kaufman, Rockwall, Collin, Ellis, Tarrant, Denton, Hunt, Johnson counties. See every city on our service areas page. PMRS standing seam roofs carry our Lifetime Non-Prorated Limited Warranty covering material and labor; read the warranty details for terms.
Metal Roof Flashing FAQ
How can I tell if roof flashing is failing?
Look for ceiling stains near walls, chimneys or skylights, rust streaks below trim, and counter-flashing pulling away from masonry. Thick caulk smeared over a joint is another clue, because sealant-only fixes rarely last. We check these details and photograph anything suspect at the estimate visit.
Can flashing match the color of my metal roof?
Yes. We bend flashing from the same metals and finishes as the panels, including PVDF (Kynar 500 and Hylar 5000), Tedlar film, crinkle and SMP. That keeps color and weathering consistent across the roof. Browse options on the color chart.
Do you sell custom flashing to other roofers and builders?
Yes. PMRS supplies materials to contractors and builders. Send measurements, sketches or shop drawings and we will quote flashing bent to match. Spec sheets and submittals are available on request through our contact page.
Is sealant enough to seal roof flashing?
No. Sealant is a backup. Watertight flashing relies on laps that run with gravity, hemmed edges and cleats. Sealant joints also need room to move, because metal expands and contracts every day in Texas heat.
What metal should my flashing be made from?
Match the roof. Galvalume steel and aluminum panels get flashing in the same metal and finish. Copper and zinc roofs get copper or zinc flashing. Mixing copper with steel or aluminum invites galvanic corrosion, so we never pair them.
Is flashing covered by a warranty?
Flashing is installed as part of the roof system. PMRS standing seam roofs carry our Lifetime Non-Prorated Limited Warranty on material and labor, and the coil coater warrants the finish separately. Read the terms on our warranties page.
