Warranties in plain English
Metal Roof Warranty Coverage for Texas Homes and Buildings
A metal roof warranty in Texas usually comes in layers: the installer’s warranty, a weather-tightness warranty on some systems, and a finish warranty from the coil coater. Here is how each layer works on a Permanent Metal Roofing Systems roof, and what keeps it valid.
- 20+ years of experience
- Lifetime limited warranty
- Free written estimates
What warranties come with a PMRS metal roof?
Most PMRS standing seam roofs carry up to three layers of coverage. Our own lifetime non-prorated limited warranty covers material and labor. Mechanically seamed systems can add a weather-tightness warranty. The coil coater warrants the paint or film finish.
| Warranty | Issued by | What it covers | Applies to |
|---|---|---|---|
| Lifetime Non-Prorated Limited Warranty | PMRS | Material and labor on the roof system we install, under written terms | PMRS standing seam roofs |
| Weather-tightness warranty | Confirmed in your proposal | Keeping water out of the roof system | Mechanically seamed systems seamed to spec |
| Finish warranty | The coil coater | Chalking, fading and film integrity within set limits | Kynar 500, Hylar 5000, SMP and Tedlar finishes |
| Galvalume Plus steel warranty | The coil coater | 25-year steel warranty on unpainted panels | Acrylic-coated Galvalume Plus |
| Manufacturer product warranty | EDCO, Classic or DECRA | The terms each maker publishes for its product | Metal shingles, shakes and stone-coated steel |
How does the lifetime non-prorated limited warranty work?
It covers material and labor on PMRS standing seam roofs for life, without shrinking as the roof ages. Non-prorated means a covered repair in year 25 is handled on the same terms as one in year 2.
Limited means the coverage has written terms, conditions and exclusions. Read them before you sign, and keep them with your home records. Ask for the current terms with your proposal, since this page explains the structure rather than the contract.
Because PMRS forms the panels, bends the trim and installs the roof, there is one company to call. You are not stuck between a panel supplier, a trim shop and an installer arguing over whose part failed.
PMRS has also offered a Platinum installation warranty on select projects. Ask whether it is available for yours and what it adds. Its terms come in writing.
What is a weather-tightness warranty?
It promises that the roof system will keep water out, not just that the parts are free of defects. On PMRS systems it is available for mechanically seamed panels that are seamed to the specification.
That covers the 1-inch, 1.5-inch and 2-inch mechanical lock panels, closed at 90 or 180 degrees as specified. Where air and water testing is specified, the 2-inch panel also needs seam sealant. Schools, hospitals and owners of low-slope homes ask for it most.
One past PMRS home used double-locked 1.5-inch mechanical lock panels on low-slope roofs with high wind-uplift demands. That roof carried a weather-tightness warranty.

How long do metal roof finish warranties last?
From 15 to 50 years, depending on the finish. The coil coater, not the installer, issues these warranties. They typically cover chalking, fading and film integrity within limits written into the warranty.

Do EDCO, Classic and DECRA products carry their own warranties?
Yes. Metal shingle, shake and stone-coated products are warranted by their manufacturer under that maker’s published terms. We install them to the manufacturer’s instructions so the coverage holds.
EDCO, for example, describes the warranty on its ArrowLine Shake and Generations HD as lifetime, non-prorated and limited, covering material and labor. EDCO’s terms also cover perforation from rust or hail and allow transfer from the original purchaser to later owners.
Classic Metal Roofing Systems and DECRA publish their own terms for their metal shingles and stone-coated steel. Ask us for the current warranty on the exact product and color you choose.
What can void a metal roof warranty?
Most voided warranties trace back to something done to the roof after installation. These are common exclusions in installer, finish and manufacturer warranties.
- Holes drilled through panels for satellite dishes, antennas or solar mounts without written approval
- Foot traffic or other trades that dent or crease the panels
- Contact with dissimilar metals, copper runoff or treated lumber
- Leaves, debris or standing water left in valleys and gutters
- Repairs, coatings or sealants applied by someone else
- Storm damage such as hail dents or falling limbs, which is normally an insurance matter
Planning solar? Standing seam can take clamp-on racking that grips the seams without piercing the panel. Talk to us before the solar installer arrives.
How should you maintain a metal roof in DFW?
Very little, but not nothing. A short check each spring and after big storms keeps small issues from turning into claims.
- Look the roof over from the ground after hail or high wind
- Clear leaves from valleys and gutters, especially under live oaks and pecans
- Check pipe boots and sealant joints every few years
- Rinse areas the rain never reaches, such as under eaves, as many finish warranties ask
- Keep tree limbs trimmed back from the roof
- Call us before anyone walks on or attaches anything to the panels

Is a roof warranty the same as insurance coverage?
No. A warranty covers defects in materials or workmanship. Insurance covers sudden damage such as hail, wind and falling trees. A hail-dented panel is normally an insurance question, and some Texas policies exclude cosmetic hail damage on metal roofs. Our Class 4 metal roofing page explains impact ratings and those exclusions.

Metal roof warranty questions
What does non-prorated mean on a roof warranty?
It means coverage does not shrink as the roof ages. A prorated warranty pays a smaller share each year, while a non-prorated warranty handles a covered claim on the same terms in year 30 as in year 3, subject to its written conditions.
Does the PMRS lifetime warranty cover labor?
Yes. The PMRS Lifetime Non-Prorated Limited Warranty on standing seam roofs covers material and labor under its written terms. Ask for the current terms with your proposal so you know exactly what is included.
Is a metal roof warranty transferable if I sell my house?
Transfer rules depend on the warranty. EDCO’s published terms for ArrowLine and Generations HD allow transfer from the original purchaser to later owners. For the PMRS warranty and finish warranties, ask us before you list the house.
What is the longest finish warranty available on a metal roof?
The longest is on Tedlar PVF film: up to 50 years, issued through Metal Alliance. Among paint systems, ULTRA-Cool low-gloss Kynar 500 is listed at 35 years on our mechanical lock spec sheets, and standard Kynar 500 solid colors carry 30 years.
Does a metal roof warranty cover hail damage?
Usually not dents. Hail damage is generally an insurance matter, and some Texas policies exclude cosmetic hail damage on metal roofs. EDCO’s published terms are one exception, covering perforation caused by hail on its steel shake products.
Can I add solar panels without voiding my roof warranty?
Usually yes, if the racking is approved and attached correctly. Clamp-on racking grips standing seams without drilling through the panel. Talk to us before installation so the attachment method fits the warranty terms.
Does Kynar 500 or SMP have the better finish warranty?
Kynar 500 and Hylar 5000 PVDF carry 30-year warranties on solid colors, double the 15-year coating warranty on SMP. PVDF also resists chalking and fading better in strong Texas sun, which is why it is our standard finish.
