Every PMRS job follows the same metal roofing project process, whether it is a ranch home or a school gym. Nine stages take you from the first conversation to a registered warranty, and at each one you know what happens next and who is responsible for it.

What Are the Nine Stages of a PMRS Project?
Consultation, measurement, quotation, color and system selection, approvals, fabrication, installation, walkthrough and warranty registration. The table shows what each stage asks of you and what you get back.

What Happens at Each Stage?
Here is each stage in plain terms, with the questions owners ask us most at that point.
1. Consultation
We start with a conversation about the building, your goals and your budget. On site, we inspect the roof, attic ventilation and flashing, and note anything that affects the system choice.
To get the most from a metal roof consultation, have your HOA rules, any insurance paperwork and existing plans handy. Photos of past leaks help too.
2. Measurement
We measure every plane, edge, valley and penetration. For existing buildings we measure in person and photograph the details; for new construction we work from the plans and confirm key dimensions once framing is up.
This is the heart of our metal roof estimate process. The measurements list every panel, trim piece, clip and fastener by roof area, and later they become the cut list, so what we quote is what we build.
3. Quotation
You receive a free, written, itemized estimate for the complete system: panels, trim, flashing, underlayment, clips, fasteners, tear-off, disposal, labor and warranty. Read the metal roof cost guide to see what changes each line.
Two Texas rules are worth knowing at this stage. If you sign a contract at home after a sales visit, state law usually allows three business days to cancel it. And if insurance is paying, you are responsible for your deductible; Texas bars any contractor from waiving or absorbing it.
4. Color and System Selection
Next come the choices: profile, gauge, metal and finish, then color. We confirm colors with physical samples where possible, because screens rarely show metal finishes accurately.

5. HOA Package and Approvals
For an HOA, we assemble the product data, color, profile drawings and photos your architectural committee asks for. Under Texas Property Code 202.011, an association has less room to ban shingles that stand up to wind and hail and look like what the subdivision already allows. We note when it may apply, but approval still runs through your HOA.
On commercial roofs and custom homes we install, we prepare submittal drawings and product data for the architect and engineer. Revisions happen on paper, before any metal is cut.
6. Fabrication
With approvals in hand, panels are formed to each run’s exact length, in Mesquite or on site with the mobile roll former, while computerized folders bend the trim. Every piece is tagged with its roof area and angle.
7. Installation
Before the crew arrives, we confirm the start date, dumpster location and access. Our crews then follow the ten-step sequence on the installation page, cleaning up and drying in the roof at the end of each day.
8. Final Walkthrough
When the roof is finished, we review it with you, from the ground or with photos taken on the roof. We explain the details, answer questions and leave simple care tips. Anything you want checked goes on a punch list and gets closed out.
9. Warranty Registration
We register your warranty and hand you the paperwork. Standing seam roofs we install are backed by our Lifetime Non-Prorated Limited Warranty for material and labor, which can be transferred one time when you sell and leaves acts of God (hail, tornadoes, fire or flood, for example) to your insurance. Our standard PVDF colors also carry a 40-year finish warranty from the coil coater. Full terms are on our warranties page.
How Long Does a Metal Roofing Project Take?
It depends more on approvals than on the roof itself. Consultation and measuring often happen in a single visit, and installation is usually one of the shorter stages.
The variables are HOA review, which differs widely between associations, and lead times for special metals or finishes. Copper, zinc and Tedlar can take longer to source than standard painted Galvalume. We give you a realistic schedule with your estimate and update it if anything changes.
What If Insurance Is Involved?
We help document the roof; you and your insurer decide coverage. Our role is to give your adjuster clear, accurate information.
- We photograph and measure the damage and put the scope of work in writing for your adjuster.
- We never ask you to sign an insurance check over to us.
- Your deductible is yours to pay under Texas law, and we will not waive or rebate it.
- Be cautious with crews from out of town who knock after a storm and push for a same-day signature.

How Is the Process Different for Commercial and New Construction?
The stages are the same, but the paperwork is heavier and the schedule follows yours. We fit into the project rather than the other way around.
Builders and general contractors send plans, and we price the installed metal roof scope from them. Architects get product data, details and submittal drawings for review on the roofs we install, with site-specific engineering available on request. What should I have ready for the consultation?
Bring your HOA rules or approval forms, any insurance claim paperwork, plans or a survey if you have them, and photos of past leaks. A rough idea of colors you like helps too. None of it is required, but it speeds up every later stage.
How is the estimate process different for new construction?
For new construction, we measure every roof area from your plans instead of on a finished roof. Once framing is up, we verify key dimensions before fabrication so the panels and trim fit the house as built.
Do you handle HOA approval?
We prepare the package your HOA typically asks for: product data, color, profile drawings and photos of similar roofs. You or we submit it, depending on your HOA’s rules, and the association makes the decision. We adjust the package if the committee asks for changes.
What happens if you find damaged decking?
We photograph it, show you what we found and explain the repair before the area is covered. Sound decking matters for every metal roof, and most for standing seam, where an uneven deck shows through the panels.
When is my warranty registered?
After the final walkthrough, once any punch-list items are closed. You receive the paperwork for your records, and our warranties page explains what the PMRS warranty and the finish warranty cover.
