How much does a metal roof cost in Dallas?

For a typical Dallas-area house, a new PMRS standing seam roof costs $15 per square foot of roof surface, installed. That covers 24-gauge Galvalume panels with a Kynar 500 finish. Tear-off, steep pitch and add-ons such as pipe boots and vented ridge are priced as separate lines.

On a 2,000-square-foot roof, panels and installation come to about $30,000. For context, national cost guides put standing seam at roughly $10 to $18 per square foot installed as of 2026. They put a 2,000-square-foot metal roof at about $20,000 to $36,000.

What drives the cost of a metal roof?

Seven things move the price: roof size, pitch, tear-off, gauge, finish, complexity and add-ons. Size and tear-off usually matter most. Complexity is the one most estimates bury.

Roof size, measured on the slope

We price per square foot of roof surface, not floor area. A pitched roof is larger than the footprint beneath it. Roofers also talk in squares, and one square is 100 square feet. Multiply your footprint, including overhangs, by the factor for your pitch.

Roof pitchMultiply footprint by2,000 sq ft footprint becomes
4/121.054About 2,110 sq ft of roof
6/121.118About 2,240 sq ft of roof
8/121.202About 2,400 sq ft of roof
10/121.302About 2,600 sq ft of roof
12/121.414About 2,830 sq ft of roof

Pitch and walkability

Roofs at 8/12 and steeper need more safety setup and slower work, so they carry a surcharge of $2 per square foot of roof. Sections under 3/12 need mechanically seamed panels and high-temperature underlayment. We price those after measuring.

Tear-off and disposal

Removing the old roof costs $1.25 per square foot for the first layer and $0.75 for each extra layer. Debris goes into 40-yard dumpsters at $1,000 each, roughly one for every 40 squares torn off. Soft or rotten decking is common under old shingles on older DFW homes, so ask how it will be priced before you sign.

Gauge

At roughly 0.023 inch versus 0.018 inch, 24-gauge steel is noticeably thicker than 26 gauge and holds up better to hail. Choosing 26-gauge with an SMP finish moves the house price from $15 to $14 per square foot. Our 24 vs. 26 gauge guide goes deeper.

Finish and metal

A Kynar 500 PVDF finish holds its color and resists chalking, with 30-year finish warranties on solid colors. SMP costs less and carries a 15-year coating warranty. Aluminum, copper, zinc and Tedlar finishes are quoted per project.

Complexity

Every valley, hip, dormer, chimney and wall junction adds custom trim and labor. A simple gable roof costs less to finish than a cut-up roof with the same area. Because we bend our own trim and flashing in-house, complex roofs do not wait on an outside supplier.

Add-ons

Each plumbing vent gets a pipe boot at $200. Skylight flashing is $1,000 each, and vented ridge is $45 per linear foot. Gutters are priced separately.

What do real metal roof totals look like?

These worked examples use our live prices, so they stay current. Add the lines for each total, or let the calculator do the math for your roof.

Example 3: 300 sq ft porch roof, no tear-off

A 24-gauge Kynar 500 standing seam porch roof of 300 square feet comes to $7,500. The porch rate is higher per foot because setup, trim and flashing are spread over a small area.

Example 4: materials only for a 1,200 sq ft shop roof

Contractors and owner-builders can buy panels only. For 1,200 square feet of 26-gauge panels, materials come to $9,600, plus $500 for one box-truck delivery.

The examples leave out decking repairs, gutters and any permit fees. Your written quote lists every line before work starts.

What is included in the per-square-foot price?

The house and porch prices cover a complete standing seam system above the deck, formed and installed by our own crew.

  • Panels roll-formed to the length of each run, in Kynar 500 colors from our chart
  • Concealed clips and fasteners, with floating clips on long panels
  • High-temperature underlayment rated for the heat under a metal roof
  • Eave, rake, ridge, hip, valley and wall flashing bent on our computerized folders
  • Sealants and closures at seams, ridges and transitions
  • The PMRS lifetime non-prorated limited warranty on standing seam, with terms on our warranties page

Not included: tear-off and dumpsters, the steep surcharge, pipe boots, skylight flashing, vented ridge, decking repairs and gutters. Each appears as its own line.

How does metal compare with other roof types on cost?

Up front, metal usually runs two to three times the price of asphalt, yet one metal roof can outlast two or three shingle roofs. The table uses typical 2026 installed ranges from national and Texas cost guides, next to our live price.

Over 50 years, a shingle roof in DFW heat may need replacing two or three times. Each replacement brings another tear-off and another round of disruption. That lifecycle math is why many owners who plan to stay choose metal. See every system side by side on our metal roofing systems page.

Can a Class 4 metal roof lower your insurance costs?

It can, but your insurer sets the size of the credit. TDI requires a UL 2218 rating for an impact-resistant credit and lets each company choose the amount. Credits reported in 2025 and 2026 fall roughly between 5 and 35 percent of the premium’s wind and hail share.

Ask your agent for the figure before you choose a product, and ask about cosmetic hail exclusions too. Our Class 4 metal roofing page explains the ratings. Our insurance discount guide covers the paperwork.

Metal roof cost questions

How much does a 2,000 square foot metal roof cost in Dallas?

At our current price for 24-gauge Kynar 500 standing seam, 2,000 square feet of roof comes to $30,000 for panels and installation. Tear-off adds $2,500 for one layer, plus a dumpster and any add-ons. The calculator totals it for you.

Is a metal roof priced by the square foot of house or of roof?

By the square foot of roof surface. A pitched roof is larger than the floor plan beneath it, so a 2,000-square-foot footprint at a 6/12 pitch is about 2,240 square feet of roof. Overhangs add more.

Why do metal roof quotes in DFW vary so much?

Quotes differ on gauge, finish, panel type, tear-off, underlayment and how much trim is included. A 26-gauge exposed-fastener roof and a 24-gauge Kynar 500 standing seam roof are very different products, so compare line by line rather than by the total alone.

Is 26-gauge metal roofing cheaper than 24-gauge?

Yes. Our 26-gauge SMP standing seam is $14 per square foot on a house, versus $15 for 24-gauge Kynar 500. The thicker 24-gauge panel resists hail dents better and carries a longer finish warranty.

Does PMRS offer installation only or materials only?

Yes. Installation only is $7.50 per square foot of roof. Materials only start at $8 per square foot for 26-gauge panels, with van or box-truck delivery priced per trip.

Is a metal roof worth the extra cost in Texas?

For owners who plan to stay, usually yes. Metal typically costs two to three times as much as asphalt up front but can last 40 to 70 years, while shingles in DFW heat often last 15 to 20. Many insurers also credit Class 4 roofs.

Do you charge for metal roof estimates?

No. The calculator on this page is free, and so are the measure and the written quote that follow it.
