Garage and Shop Metal Roof Deal for Your Outbuilding

In early winter, Permanent Metal Roofing Systems takes 25% off the roof on a detached garage, shop, barn, carport or pool house when you add it to a whole-house roof signed at the same time.

  • 20+ years of experience
  • Lifetime limited warranty
  • Free written estimates

What Does the Garage and Shop Deal Take Off?

It takes 25% off the price of the outbuilding roof. The house roof is priced as usual, and the outbuilding line on the same proposal drops by a quarter.

These detached buildings qualify:

  • Detached garages
  • Workshops and shop buildings
  • Barns
  • Carports
  • Pool houses

Here is a worked example. The house roof measures 2,200 sq ft and the detached shop roof 600 sq ft. Your written estimate itemizes both roofs, then takes a quarter off the shop roof as a discount line of its own.

The house line stays the same. Panel choice, pitch and details such as vents change what each outbuilding roof costs, which is why the 25% is figured on your own estimate after we measure.

How Does the Outbuilding Add-On Work?

The outbuilding joins a whole-house roof on one contract, signed at the same time. The same crew then roofs both buildings during one mobilization to your property.

  1. Book one estimate. Tell us about the house and the outbuilding when you schedule.
  2. Mention the garage and shop deal. We measure both roofs on the same visit.
  3. Read one proposal. It lists the house roof, the outbuilding roof and a separate 25% line.
  4. Sign both together. Sign while the offer is running, and the signed price holds.

A stand-alone outbuilding does not qualify, and neither does one added after the house roof is signed. If you have more than one outbuilding, ask how the offer applies, and the proposal will spell it out. The deal does not combine with other offers.

Our late-spring free 24-gauge upgrade also includes an outbuilding, at 15% off. This early-winter deal puts a larger discount on the outbuilding itself, with no gauge change on the house.

Why Roof the Outbuilding With the House?

One trip costs less than two. Delivery, staging, safety setup and haul-off happen once, and the crew moves from the house to the garage without a second mobilization.

Matching is easier too. When both roofs use the same panel and color, we can roll-form them in one production run. The finish then reads as one set across the yard.

Hail does not skip the garage. Many older DFW shops and barns wear exposed-fastener panels, and their rubber-washer screws typically need attention between their tenth and fifteenth year. A storm season is a poor time to find out.

Which panel fits each outbuilding?

Most homeowners match the house with standing seam, which hides its clips under the seams. Shops and barns can also take corrugated, PBR or other exposed-fastener profiles, which cost less up front. We form those in-house as well.

Carports and pool house roofs are often low. Snap lock needs a slope of at least 3/12, so flatter roofs get mechanical lock panels, rated for slopes down to 1/2:12.

Terms that apply to every Permanent Metal Roofing Systems offer

  • Offers are for new projects inside our Dallas-Fort Worth service area. A monthly offer applies to proposals signed by the last day of the month it runs.
  • Every discount comes off the price on your written estimate and is shown on your proposal as its own line before you sign.
  • One offer per project unless that offer says it can be combined. Offers have no cash value and do not apply to signed contracts, deposits already paid or finished work.
  • On an insurance claim, a discount lowers the contract price we report to your insurance company. It is never applied to your deductible: Texas law (HB 2102, 2019) requires homeowners to pay their own deductible, and Permanent Metal Roofing Systems does not pay, waive or rebate any part of it.
  • We can end or change an offer at any time. A proposal you have already signed keeps its price.

Garage and Shop Roof Deal FAQ

Can I get the outbuilding discount without replacing the house roof?

No. The 25% applies only when the outbuilding is added to a whole-house roof signed at the same time. A stand-alone garage or barn roof gets its own estimate. For a stand-alone shop, barn or porch in corrugated or PBR, look for our late-summer shop and barn roof offer on the offers page.

Which buildings count as an outbuilding?

A detached garage, workshop, barn, carport or pool house on the same property as the house. An attached garage or porch sits under the whole-house roof, so it is priced as part of the house.

Does the outbuilding roof have to match the house?

No. Many owners match the house with standing seam, but a shop or barn can take PBR or corrugated panels instead. The 25% comes off the outbuilding roof you choose, and the proposal shows both options if you ask.

Can I sign the house roof first and add the garage later?

Not for this deal. The outbuilding must be on the same contract, signed at the same time as the house roof, and built in the same mobilization. If you are still deciding, ask us to price both roofs before you sign anything.

How is this different from the 24-gauge upgrade offer?

That late-spring offer upgrades the house to 24-gauge for free and adds 15% off one outbuilding. This early-winter deal takes 25% off the outbuilding roof with no gauge change. Each runs in its own season, and they do not combine. See the free 24-gauge upgrade for details.
