What Are Factory-Direct Square Savings Worth?
Each full square of snap lock or mechanical lock standing seam on an installed roof earns $150 off. A square is 100 sq ft of roof surface, and every full square counts.
Twenty squares make a 2,000 sq ft roof, so that roof earns $3,000 off. The roof itself is itemized on your written estimate after we measure, and the savings sit below it as a line of their own.

Partial squares drop off, and the rest of the estimate is unchanged. Gauge, metal and details change what a roof costs, but not the $150 that each full square earns.
Which Standing Seam Roofs Qualify?
Installed standing seam roofs qualify, in either seam family we make. Only the squares covered in standing seam count toward the total.
- Snap lock in 1″, 1.5″ and 1.75″ seam heights, for slopes of 3/12 and steeper. The 1.75″ panel is our most popular system.
- Mechanical lock in 1″, 1.5″ and 2″ seam heights, folded at 90 or 180 degrees, for slopes down to 1/2:12.
Exposed-fastener panels and other roof systems are outside this offer. Metal shingles, shakes and stone-coated steel have their own early-summer offer, $100 off per square.
How do you claim the per-square savings?
- Book a free estimate while the status above shows the offer running.
- Ask for the factory-direct square savings when you book.
- On the proposal, check three things: the standing seam area, the full squares and the $150-per-square line.
- Sign before the offer window closes. A signed price stays put.
The savings do not combine with other offers.
Why Does PMRS Discount Standing Seam by the Square?
Because we form the standing seam ourselves. Panels come off our own roll formers, either in Mesquite or at your property with the mobile unit, and we bend the trim in-house. No outside panel shop sits between the coil and your roof.
Each panel is cut to fit the full length of its roof run. On a typical house, each panel runs from eave to ridge in one piece, so there are no end laps to seal.
Trim comes off a computerized folder, so each edge and bend matches the last. In our experience, that consistency helps prevent crazing, cracking and oil canning.
The square is how we already plan the work. Coil, clips, fasteners and underlayment are all estimated from roof area. Tying the savings to the same unit keeps the math honest, and you can check it with a tape measure and the roof plans.
For DFW, the standard spec matters as much as the discount. Our 24-gauge steel resists hail dents better than 26-gauge. Our standard PVDF (Kynar 500 type) colors are backed by a 40-year coil-coater finish warranty and hold up to summer UV readings that typically reach 9 or 10. Optional striations reduce visible waviness in the flat of each panel. Terms that apply to every Permanent Metal Roofing Systems offer
- Offers are for new projects inside our Dallas-Fort Worth service area. A monthly offer applies to proposals signed by the last day of the month it runs.
- Every discount comes off the price on your written estimate and is shown on your proposal as its own line before you sign.
- One offer per project unless that offer says it can be combined. Offers have no cash value and do not apply to signed contracts, deposits already paid or finished work.
- On an insurance claim, a discount lowers the contract price we report to your insurance company. It is never applied to your deductible: Texas law (HB 2102, 2019) requires homeowners to pay their own deductible, and Permanent Metal Roofing Systems does not pay, waive or rebate any part of it.
- We can end or change an offer at any time. A proposal you have already signed keeps its price.

Factory-Direct Square Savings FAQ
What happens to a partial square?
It drops off the count. We divide the standing seam area by 100 and keep the whole number. A 2,780 sq ft roof holds 27 full squares, so the line reads $4,050 off, and the last 80 sq ft is simply priced as usual.
Do snap lock and mechanical lock earn the same $150?
Yes. Every full square of either seam family earns $150. Mechanical lock typically costs more to install, because a seamer folds every seam on the roof, so the same dollar savings sits on a higher base price.
Does a low-slope porch or a second standing seam section count?
Yes, when it is standing seam on the same installed roof. A low-slope porch in mechanical lock adds its squares to the total. Any part of the roof done in exposed-fastener panels, stone-coated steel or metal shingles does not count.
Why is this offer only for standing seam?
Standing seam is the system we roll-form ourselves, so the savings follow the panels we form. Metal shingles, shakes and stone-coated steel are made by other manufacturers, and they get their own early-summer offer: $100 off per square.
