Metal roofing installers serving Lewisville, Texas

Lewisville Metal Roofs, From Older Brick Ranches to Castle Hills

When Castle Hills became part of Lewisville on November 15, 2021, more than 18,000 residents moved inside city limits, and with them came the city rule that every re-roofing project needs a building permit pulled by a contractor registered with Lewisville. Permanent Metal Roofing Systems handles that permit for homeowners across the city, from the established streets around Old Town to the master-planned blocks of Castle Hills, and installs standing seam, metal shingles and shakes, and DECRA stone-coated steel with its own crews. Lewisville is about 31 miles from our Mesquite office, so we set estimates by appointment and route them with other Denton County visits.

Matching a Metal Roof to Lewisville Homes

Census estimates split Lewisville’s housing almost evenly between two eras. About 43 percent of its housing units date from the 1980s and 1990s, and another 43 percent from 2000 or later. The older group, largely brick one- and two-storeys with straightforward hip and gable roofs, is old enough that many have likely been re-roofed at least once, and those simple planes are ideal for snap lock standing seam run in single lengths from eave to ridge. Castle Hills grew out of a 1996 agreement between the city and developer Bright Realty, and its homeowners associations and master association set the look, so a metal shake or stone-coated steel roof that looks like the existing ones is the usual route there.

We serve Old Town Lewisville, Castle Hills and Vista Ridge, homes near Lewisville Lake and Lake Park, and neighborhoods along I-35E, SH 121 and the Sam Rayburn Tollway.

Lewisville Hail, Wind and Heat: What a Roof Faces

Two recent storms frame the roof decision here. On the evening of June 11, 2023, hail up to 2.5 inches was reported near Lewisville while Highland Village and Flower Mound next door logged stones of 3 inches and more. Then, about 5:45 on the morning of May 28, 2024, a fast-moving line of storms brought down trees and power lines across the city, collapsed one structure and overturned an 18-wheeler at SH 121 and Josey Lane, and a station at Pier 121 on Lewisville Lake measured an 83 mph gust. Hail argues for impact-rated profiles; wind argues for concealed clips fastened closely along the roof edges.

  • Impact-rated standing seam, stone-coated steel and metal shingle options
  • Heavier 24-gauge panels that resist cosmetic hail dents better than thinner steel
  • Clip spacing and fastening planned for Texas wind uplift

Roof Systems for Lewisville Homes and Buildings

For Lewisville’s 1980s and 1990s homes, snap lock standing seam in 24-gauge steel with a PVDF finish is the workhorse: the roof planes are simple, the panels need few cuts, and no exposed fasteners are left to work loose. Low-slope porch and patio covers that are too flat for shingles can take mechanical lock panels, which PMRS’s spec sheets rate for slopes as low as half an inch per foot over a solid deck. In Castle Hills, EDCO ArrowLine shake, which EDCO rates Class 4, and DECRA Shake XD fit HOA guidelines. Detached garages, workshops and carports can be covered in PBR or corrugated panels.

Standing Seam Roofs

Hidden-clip standing seam in 24-gauge Galvalume, aluminum, copper or zinc, with Kynar 500 finishes built for Texas sun.

Stone-Coated Steel

A textured, low-glare metal roof that blends into established streets and passes most HOA design reviews.

Metal Shingles and Shakes

EDCO and Classic Metal Roofing Systems shingle and shake profiles in colors that suit brick and stone.

Corrugated and PBR Roofs

Exposed-fastener panels that cover big outbuildings for less than standing seam, installed with sealing-washer screws.

Copper and Zinc Roofing

Copper accents over a porch or bay window, or a full zinc roof that weathers to a soft gray.

Metal Roof Repair

Loose fasteners, failed sealant and storm-damaged panels repaired or replaced one section at a time.

How much will it cost? That depends on size, pitch, profile, metal and tear-off, so we measure first. Our cost guide walks through the seven factors.

Getting a Metal Roof Approved in Lewisville

Lewisville requires a building permit on every re-roofing project, issued to a registered contractor before work starts, and the job closes with a final inspection that typically covers the attic as well as the finished roof. Where an older neighborhood has no HOA, that permit is the main approval. Castle Hills, with its HOAs and master association, and the newer subdivisions add architectural review. State law gives owners some leverage there: section 202.011 of the Property Code says an HOA that allows shingles cannot bar ones designed to resist wind and hail, as long as they resemble the neighborhood’s approved roofing and suit nearby homes. Color and appearance remain the committee’s decision. We bring panel samples and specification sheets to that review.

What Lewisville Owners Ask About Metal Roofs

Does a Castle Hills home need a Lewisville permit for a new roof?

Yes. Since the November 2021 annexation, Castle Hills sits inside Lewisville, and the city requires a building permit on all re-roofing projects. Your HOA review is a separate step. We usually start with the HOA submittal, then apply for the city permit once the roof system and color are approved, so nothing is ordered before both are in hand.

Is a 1980s or 1990s Lewisville house a good candidate for standing seam?

Usually a very good one. Homes from those decades often have simple hip or gable roofs with few valleys, so panels run long and clean. We strip the old shingles, replace any soft decking, then roll out high-temperature underlayment ahead of the panels. If the house has a low porch roof, mechanical lock panels can cover it in a matching color.

Do homes near Lewisville Lake need extra wind protection?

Over the lake, wind meets no trees or rooftops to break it up, and a station at Pier 121 measured 83 mph in May 2024. For homes with an open view toward the water, we tighten the clip pattern along the edges and ridge and fasten trim so it cannot peel. Mechanical lock panels add uplift resistance, and we can arrange site-specific engineering if you want it.

What should Lewisville owners do first after a hailstorm?

Photograph the roof and any ceiling stains, then call us before signing anything. We document the damage with dated photos and measurements and write a scope for your adjuster. Your carrier decides coverage, and Texas law makes the deductible yours to pay.
