Metal Roof Installation for Irving Homes, Townhomes and Businesses

Irving stretches from the eastern edge of DFW International Airport to the Loop 12 corridor, and Permanent Metal Roofing Systems installs metal roofs across all of it: standing seam, stone-coated steel and metal shingles on homes and townhomes, and mechanical lock panels, flashing and gutters on commercial buildings. Irving is in Dallas County, about 18 miles from our Mesquite office. Because PMRS forms its own panels and bends its own trim, a South Irving ranch and a Las Colinas townhome each get a system fabricated for that roof.

Roof Types We See Around Irving

South Irving, including the Heritage District, is largely 1950s-70s single-storey brick ranches with broad hip roofs and shallow porches. Decades of sun and repeated reroofs can leave tired decking, so we tear off to the deck, then lay snap lock standing seam on the main roof and mechanical lock on low porches. North in Valley Ranch, Las Colinas and Hackberry Creek, the 1980s-2000s brick two-storeys and townhomes were built with composition roofs. On those steeper, multi-gable roofs, stone-coated steel or metal shingles keep the textured look that architectural review expects while adding impact resistance. Townhome rows can also take standing seam in one approved color.

We serve Las Colinas, Valley Ranch, the Heritage District in South Irving and Hackberry Creek, from the Las Colinas Urban Center and Mandalay Canal to homes along the SH-114, SH-183 and Loop 12 corridors near DFW International Airport.

Weather Notes for a Irving Metal Roof

The May 28, 2024 derecho brought a 71 mph gust to Irving and widespread tree and roof damage, weeks after quarter-size hail hit the city on April 8-9, 2024. In Irving, wind deserves as much attention as hail. Standing seam clips are spaced closer at eaves, rakes and corners, where uplift peaks, and mechanically seamed panels resist peeling better than snap-on seams. For hail, stone-coated steel and some metal shingles carry manufacturer UL 2218 Class 4 ratings, and 24-gauge steel dents less than 26-gauge. Insurance credits for Class 4 roofs are set by each carrier.

  • Metal roofing systems with UL 2218 Class 4 ratings available, with the documentation insurers ask for
  • Photo-documented roof inspections after hail and wind
  • A written, itemized scope you can share with your adjuster

Roof Systems for Irving Homes and Buildings

In Irving, wind-rated attachment matters as much as the panel. Mechanically seamed standing seam with tight clip spacing suits South Irving ranches and their low porches, where long runs face gusts like the 71 mph reading of 2024. Stone-coated steel and metal shingles lead in Valley Ranch, Las Colinas and Hackberry Creek, where homes were built with textured composition roofs. Commercial owners get mechanical lock panels and coping fabricated in-house.

Standing Seam Metal Roofing

Snap lock and mechanical lock panels with concealed clips, roll-formed in-house and cut to the length of each Irving roof run.

Stone-Coated Steel

A textured, low-glare metal roof that blends into established streets and passes most HOA design reviews.

Metal Shingles and Shakes

Aluminum and steel shakes and slate-look shingles for homeowners who want metal performance without a ribbed look.

Shop, Barn and Porch Panels

Exposed-fastener panels that cover big outbuildings at a lower cost per square foot than standing seam.

Custom Flashing and Chimney Caps

Flashing fabricated in-house on computerized equipment, so every transition fits the panels exactly.

Getting a Metal Roof Approved in Irving

Valley Ranch and Hackberry Creek have active HOAs with architectural review, while older South Irving neighborhoods generally do not. Texas Property Code 202.011 generally prevents an HOA from prohibiting impact-resistant or energy-efficient roofing that resembles approved materials, though the HOA may still regulate color and appearance. We supply color charts, profile details and product data for the review package. Whichever part of Irving you live in, we pull the city permit where required.

Irving Metal Roof Questions

Does a South Irving ranch cost less to roof than a Valley Ranch two-storey?

Often, per square foot. A one-storey ranch has easier access, fewer walls to flash and simpler staging, while a two-storey home adds height, steeper pitches and more roof-to-wall junctions. Total cost still depends on area, gauge, profile and tear-off. We measure each roof and itemize the estimate, and our cost page shows current per-square-foot pricing.

What does Hackberry Creek or Valley Ranch architectural review want to see?

Typically the roofing material, profile and color, with a product data sheet, submitted before work begins. Each HOA sets its own process, so check your guidelines. PMRS can provide color charts, finish data and photos of the profile for your packet. Under Texas Property Code 202.011, the HOA can shape the color and look, but it generally cannot refuse an impact-resistant roof that resembles approved materials.

Can PMRS supply shop drawings for a commercial roof in Las Colinas?

Yes. Architects, general contractors and owners can request shop drawings, take-offs and submittals for our standing seam systems, and site-specific engineering is available on request. Our 2-inch mechanical lock panel is designed as a structural roof for pre-engineered buildings, and our snap lock systems carry over to mansards, fascia and wall panels. Panels and trim are fabricated by PMRS.

Can I see metal roof colors before choosing for my Irving home?

Yes. The estimator carries painted panel samples and the coater’s color charts, and we can assemble a sample kit for an HOA review. Darker colors absorb more Texas sun, so ask to see the cool-pigment versions with higher solar reflectance.
