Metal roof installation in Mansfield, TX

Mansfield Metal Roofing for a City That Grew Up Fast

Mansfield more than quadrupled between 1990 and 2020, from about 15,600 residents to over 72,000, so most of its houses were built after 2000 with builder-grade composition roofs, and hail keeps testing them. Permanent Metal Roofing Systems replaces those roofs with metal, most often DECRA stone-coated steel or EDCO and Classic steel shakes, with snap lock or mechanically seamed standing seam for modern designs and PBR or corrugated steel for shops. Most of the city lies in Tarrant County, with edges in Johnson and Ellis counties, roughly 40 miles southwest of our Mesquite office. A crew member measures each roof before we price it, standing seam is formed on our own machines, and the written estimate costs you nothing.

Roof Types We See Around Mansfield

Census estimates put the median Mansfield home at 2004, and the 2000s alone produced about 37 percent of today’s houses. The typical result is a two-storey brick-veneer home on a cul-de-sac street, topped by a composition roof that has already been through several hail seasons. Big master-planned communities keep adding to that stock: South Pointe covers about 870 acres, and M3 Ranch, at roughly 900 acres, is planned for around 1,600 homes. The town’s roots go back much further. Ralph Man and Julian Feild built a steam-powered grist mill at the crossroads around 1856, the city incorporated in 1890, and the small historic core near Main Street still holds early-1900s buildings such as the Farr Best Theater, opened in 1917.

Our Mansfield work covers South Pointe, M3 Ranch, Walnut Creek, the historic blocks near Main Street and homes along the US-287 and SH-360 corridors.

Mansfield Hail, Wind and Heat: What a Roof Faces

Mansfield’s defining hail night came on June 12, 2023. Around 10:30 p.m., a resident measured a 4-inch stone a mile north of downtown, a broadcast partner relayed a photo of a 5-inch stone, and baseball-size hail was reported across the east side of town. One homeowner told FOX 4 the baseball-to-softball hail lasted 15 to 20 minutes, and neighborhood streets were left full of smashed windshields. Wind adds its own risk: on September 11, 2026, storms knocked down trees and power poles along South Matlock Road, near Summit High School and by the Mansfield High baseball field. Against hail that size no roof is guaranteed. A Class 4 rated product and heavier steel reduce the damage, and what remains is a matter for your insurer.

  • Metal roofing systems with UL 2218 Class 4 ratings available, with the documentation insurers ask for
  • Photo-documented roof inspections after hail and wind
  • A written, itemized scope you can share with your adjuster

Roof Systems for Mansfield Homes and Buildings

On Mansfield’s two-storeys, the easiest systems to bring to an HOA are the ones that imitate a shingle roof, such as DECRA’s stone-coated steel or an ArrowLine steel shake, which EDCO rates UL 2218 Class 4. Standing seam suits newer modern-farmhouse designs and the older houses near downtown, where a crisp seam fits the period. Choosing 24-gauge over 26-gauge steel buys extra dent resistance for the next hail night. On May 27, 2024, a resident reported 2-inch hail that broke skylights, windows and attic vents, so we check skylights and vents at tear-off and include any replacements in the estimate. Churches, schools and commercial buildings can take 2-inch mechanical lock, which is engineered to act as the structural roof of a metal building.

Mansfield HOA Rules and City Permits for Metal

Almost every Mansfield subdivision built since the 1990s has an HOA with roofing and exterior color rules, so the association usually reviews a metal roof before the city does. State law caps that power. Property Code 202.011 keeps a Texas HOA from banning shingle-style roofing designed for hail and wind resistance, or to trim cooling loads, when it mirrors the look of approved roofs and matches their quality; the association can still require that the roof blend with the street. The city’s own rule is simpler. Mansfield’s FAQ exempts shingle-only replacement on one- and two-family homes but requires a permit when decking or structural members such as rafters or trusses are repaired or replaced, and it calls for flashing and drip edge on every re-roof.

Mansfield Metal Roof Questions

If hail like the June 2023 storm dents our new standing seam roof, does the PMRS warranty pay?

No. The warranty on our standing seam roofs, a Lifetime Non-Prorated Limited Warranty, includes both material and labor and can be transferred once if you sell the house. It excludes acts of God, including hail, tornadoes, fire and flood, so that damage goes to your insurer. Ask your agent before storm season whether the policy excludes cosmetic hail damage, since dents that let in no water might go unpaid. Our warranties page lists the full terms.

Our South Pointe or M3 Ranch home was built just a few years ago. Can we switch to metal after a hail claim?

Yes. A replacement-cost policy generally pays for a like-kind roof, minus your deductible, so if the insurer approves a new shingle roof, moving up to metal means covering the difference yourself. Texas law requires you to pay the deductible, and a contractor may not waive or absorb it. Let the adjuster inspect before anything is torn off, then we can quote the metal system against the approved scope.

Does a Mansfield church or commercial building need a permit for a metal re-roof?

Yes. Every commercial re-roof in Mansfield needs a building permit. When the work strips out roof insulation, the replacement has to meet the current energy code, which usually means a thicker layer. For these roofs we use standing seam, PBR, or 2-inch mechanical lock where the building needs a structural panel, and we plan the insulation as part of the permit and schedule the inspections.

How long does a metal roof installation take in Mansfield?

Most homes take a few working days once the panels are formed, depending on size, pitch, tear-off and weather. Your estimate includes a time frame, and our office keeps you posted on the schedule.
