What Does the Senior Discount Take Off?
The senior discount takes a flat $500 off a new PMRS metal roof. It sits on your written estimate as its own line, under the itemized roof, so the saving is easy to see.
It works with any roof system we install on a house: standing seam, metal shingles and shakes or stone-coated steel. The amount stays the same whatever gauge, finish or color you pick.
How It Reads on Your Estimate
Say your house has 2,000 square feet of roof surface and you choose our standard system: 24-gauge Galvalume standing seam, finished in Kynar 500. One layer of old shingles comes off first.

Who Qualifies for the Senior Discount?
You qualify when you or your spouse is 65 or older and the new roof goes on the home you own and live in.
- You or your spouse is 65 or older when you sign.
- You own the home and live in it. Rental and investment properties do not qualify.
- The roof has at least 1,000 square feet of roof surface.
- You show a photo ID with a date of birth at signing, such as a Texas driver license or state ID card.
We measure roof surface from the roof plans, not the floor plan. Once slope and overhangs are counted, a roof is bigger than the rooms under it, so a typical whole-house roof clears 1,000 square feet with room to spare.
How Do I Claim It?
- Book a free estimate online or by phone, and say you would like the senior discount.
- At the visit we measure the roof, look over the deck and walk you through systems and colors.
- Your written proposal shows the $500 as a separate line before you sign.
- Show your ID when you sign. From then on, the discount is part of your contract.
Can I Combine It With Other Offers?
Usually not. One offer applies per project. The one exception is the Curb Appeal Showcase: while that summer offer runs, the senior discount can be added on top.
If a monthly offer such as Fall Roof Savings is running when you sign, compare the two and pick the one worth more to you. A veteran or first responder who is also 65 or older picks one too: this offer or the military and first responder discount.
Why Does a Metal Roof Suit a Home You Plan to Stay In?
A metal roof is built to be the last roof most owners buy. In Texas, metal roofs commonly reach 40 to 70 years of service. Asphalt shingles often need replacing somewhere between year 15 and year 20 of DFW heat and hail.
That gap matters most when you plan to stay put. Over its life, a single metal roof can replace two or three shingle jobs, each with its own crew, permit, dumpster and noise.
Hail is the other reason. Insurance-industry analysis has ranked Texas first in the nation for major hail events 11 years running. Many metal systems are rated Class 4 under UL 2218, the top impact class, and some insurers give a premium credit for that rating. Credits differ from one carrier to the next, so ask your agent. How Does PMRS Keep the Job Simple?
We form the panels ourselves, sizing each one to the full length of its roof run. Most runs go on as a single piece from ridge to eave, with no end laps to leak later. Our shop bends the trim and flashing to match.

Summer heat is easier to live with, too. Research from Oak Ridge National Laboratory found cooling energy savings of up to 25 percent for cool metal roofing compared with dark asphalt shingles. Your results depend on color, insulation and attic ventilation.
Terms that apply to every Permanent Metal Roofing Systems offer
- Offers are for new projects inside our Dallas-Fort Worth service area. A monthly offer applies to proposals signed by the last day of the month it runs.
- Every discount comes off the price on your written estimate and is shown on your proposal as its own line before you sign.
- One offer per project unless that offer says it can be combined. Offers have no cash value and do not apply to signed contracts, deposits already paid or finished work.
- On an insurance claim, a discount lowers the contract price we report to your insurance company. It is never applied to your deductible: Texas law (HB 2102, 2019) requires homeowners to pay their own deductible, and Permanent Metal Roofing Systems does not pay, waive or rebate any part of it.
- We can end or change an offer at any time. A proposal you have already signed keeps its price.

Senior Discount Questions
Does my spouse’s age count if I am under 65?
Yes. The discount applies when either the homeowner or the homeowner’s spouse is 65 or older. Bring a photo ID showing a date of birth for whichever of you qualifies, and show it when you sign.
Can I use the senior discount on a rental house?
No. The roof must go on a home you own and live in. Rental houses and investment properties do not qualify for this discount, though they still get the same free written estimate.
Does the $500 come off my insurance deductible?
No. On an insurance claim, the discount lowers the contract price we report to your insurer. It is never applied to your deductible. Texas law requires homeowners to pay their own deductible, and we do not pay, waive or rebate any part of it.
Does the senior discount combine with monthly offers?

How big does my roof need to be?
At least 1,000 square feet of roof surface, measured from the roof plans. Slope and overhangs add area beyond the floor plan, so most whole-house roofs meet this easily. We confirm the number at your free estimate.
