Roof comparison for DFW homeowners
If you will own your house for many years, a metal roof usually costs more on day one and less over the time you live under it. Shingles cost far less up front and are still the sensible pick for some owners. Here is how the two compare on hail, heat, insurance, HOA rules, resale and upkeep.
Permanent Metal Roofing Systems installs metal roofs from our Mesquite base, so weigh our view with that in mind. The section on when shingles come out ahead is there on purpose.
How Do Metal Roofs and Shingles Compare at a Glance?
Metal wins on lifespan, hail, heat and weight. Shingles win on first cost, easy repairs and resale percentage. Figures are typical values from the sources cited below.
| Factor | Asphalt shingles | Metal roof |
|---|---|---|
| Typical life here | Often 15 to 20 years under DFW sun and hail | Often 40 to 70 years with a professional install |
| Hail | Granules loosen; the mat can bruise or crack | Can dent; rated assemblies resist cracks and punctures |
| Insurance credit | For UL 2218 rated shingles; carrier sets the amount | For UL 2218 rated products; carrier sets the amount |
| Summer heat | Dark granules soak up sun into the evening | Reflective and cool-pigment colors turn much of it away |
| Weight per 100 sq ft | About 275 to 425 lb | About 85 to 120 lb for steel standing seam |
| Look | The familiar look on most DFW streets | Standing seam, or shingle, shake, slate and tile looks |
| Up-front cost | Lowest of the common roof types | Roughly two to three times as much |
| Small repairs | Quick; nearly any roofer can do them | Best left to a crew that works with metal |
| Resale math | Recovers a bigger share of its cost at sale | Recovers less, but gives the buyer decades of roof |
| Solar | Racking bolts through the shingles | Clamps grip the seams with no holes |
How Long Does Each Roof Last in Texas Heat and Hail?
Plan on two shingle roofs, sometimes three, in the time one metal roof lasts. Shingles that might last three decades in a mild climate often need replacing after 15 to 20 years here, while metal roofs commonly serve 40 to 70.
Heat does the slow damage. DFW sees roughly 20 days of 100-degree weather in a typical year, and 2023 brought 55. Each summer bakes the asphalt and loosens the granules that shield it from UV. Hail finishes the job: NICB analysis has ranked Texas first for major hail events 11 years in a row.
Steel and aluminum do not shed granules or dry out, so the panels outlive several shingle roofs. On either roof, flashing, pipe boots and vents fail first, so have them checked after every major storm.
Which Roof Handles Hail Better, and Which Earns the Insurance Credit?
Both can earn an impact-resistant credit; the difference shows up as the roof ages. The Texas Department of Insurance ties the credit to UL 2218 Class 1 through 4 and lets each insurer set the amount. Credits reported across 2025 and 2026 run about 5 to 35 percent off the portion of the premium that covers wind and hail.
Class 4 shingles qualify for that credit at a lower price, a real point in their favor. Aging is their weak spot. The Insurance Institute for Business and Home Safety rated 24 impact-resistant shingles in 2025 and gave none an Excellent score, and its roof aging research found that even short-term weathering can measurably cut a shingle’s hail resistance.
Metal’s weakness is dents. A dent that lets no water in is usually called cosmetic, and some Texas policies exclude cosmetic hail damage. Thicker 24-gauge steel, pencil-ribbed panels and the granular face of stone-coated steel all hide marks well. See which systems carry ratings on our Class 4 metal roofing page (EDCO, for example, rates ArrowLine Class 4), and check our Texas roof discount guide before calling your agent.
Is a Metal Roof Cooler Than Shingles in a DFW Summer?
Usually, if the color is light or uses cool pigments. Dark asphalt absorbs most sunlight and keeps warming the attic after sunset, while a reflective metal finish turns much of it away and cools fast once the sun drops.

On matched homes studied by the Florida Solar Energy Center, a white metal roof used about 24 percent less cooling energy than dark gray shingles. That is a best case; charcoal or black metal saves less, and insulation, ducts and shade change every result. Our energy savings guide explains reflectance ratings, and the color chart lists our PVDF colors.
Does Roof Weight Matter When You Choose?
Metal is far lighter. Englert puts steel standing seam at roughly 85 to 120 pounds for each 100 square feet of roof, against 275 to 425 pounds for asphalt shingles.
That matters most on older framing and when someone proposes leaving an old layer in place. Most DFW homes predate 2000 and have already worn out a shingle roof or two. Read when the code permits an overlay, and why tearing off is usually wiser, in our metal over shingles guide.
Will an HOA Approve Metal in Place of Shingles?
Often, and most easily when the metal is shaped like shingles. Under a 2011 state law, Property Code 202.011, an HOA that allows shingles may not forbid wind- and hail-resistant or energy-saving ones that look like the subdivision’s shingles, last longer, match or exceed their quality and fit the street.
Shingle and shake profiles from EDCO and Classic (see metal shingles), plus DECRA’s stone-coated steel, are shaped to resemble traditional roofing, which is what that test looks for. Standing seam looks nothing like a shingle, so the board has more say. Our HOA approval guide lists what to submit.

Which Roof Adds More Resale Value?
As a percentage, shingles. The national 2025 Cost vs. Value report shows an asphalt roof replacement recovering a larger share of its cost at sale than a metal one, largely because metal costs more to begin with.
That figure leaves out what a buyer gains: decades before the next roof. Roof age also shapes Texas coverage, and the Office of Public Insurance Counsel warns that many policies settle older roofs at actual cash value. Selling soon favors shingles; staying put lets you collect the metal roof’s long life yourself.
What Upkeep Does Each Roof Need?
Both deserve a look after big storms. Shingle roofs need blown-off or creased pieces replaced and granule loss watched, but small shingle repairs are quick and almost any roofer can make them.
Standing seam asks for less: clear valleys, check sealant around pipes and vents, and rinse spots the rain never reaches. Exposed-fastener panels such as PBR need screw checks over time as their washers weather. Metal repairs call for a metal crew; see our metal roof repair page.
On standing seam, Permanent Metal Roofing Systems gives a Lifetime Non-Prorated Limited Warranty that includes material and labor. It transfers to a buyer one time if you sell, and it does not extend to acts of God such as tornadoes, hail, fire or flood; those are insurance matters. Full terms are on the warranties page.
How Much More Does a Metal Roof Cost Than Shingles?
Expect roughly two to three times the up-front cost of an architectural shingle roof, per national 2026 cost guides. The gap narrows over a long ownership, since one metal roof can outlast two or more shingle roofs, each with its own tear-off and possibly its own hail deductible.
On the metal side, the price follows the system, gauge, finish, square footage, pitch, the layers that come off and how cut-up the roof is, since every hip and valley needs trim. We list each item on a free written estimate once we measure; the metal roof cost page explains them.
When Are Asphalt Shingles the Better Choice?
Sometimes shingles are simply the right buy. They usually come out ahead when:
- You plan to move within a few years and will not use the roof’s long life.
- The roof budget is fixed today, and a sound impact-rated shingle roof fits it.
- It is a rental or short-term investment where the lowest cost now matters most.
- Your HOA requires a composition-shingle look and has turned down metal look-alikes.
- A teardown or major addition will change the roofline soon.
In those cases, an impact-rated shingle roof with proper flashing and attic ventilation is a sound purchase. Get its UL 2218 class in writing for your insurer.
Metal or Shingles? Use This Decision Checklist
- How many more years will you own the house? The longer you stay, the more metal pays you back.
- What does your carrier credit for a Class 4 roof, and does a cosmetic damage exclusion come with it?
- Is the current roof failing from heat, hail or both, and how many claims has it needed?
- Which will your HOA approve: standing seam, metal shingles or stone-coated steel?
- Do ducts or the air handler run through the attic, where a cooler roof helps most?
- Are solar panels in your plans? Standing seam takes clamp-on mounts.
- Do you have written metal and shingle estimates for the same scope?

Metal Roof vs. Shingles Questions
Is a metal roof worth it compared with shingles in Dallas-Fort Worth?
For owners who will stay a long time, usually yes. One metal roof can outlast two or more shingle roofs here, and it does not shed granules or dry out as it ages. If a sale is likely soon, a well-installed impact-rated shingle roof may be the better value.
How much more does a metal roof cost than asphalt shingles?
National 2026 cost guides put metal at roughly two to three times the up-front cost of architectural shingles. System, gauge, finish, roof shape and tear-off all move that gap, and our free estimate itemizes each one after we measure.
Do Class 4 shingles earn the same insurance credit as a Class 4 metal roof?
They can. Texas carriers tie the credit to the product’s UL 2218 class, not its material, and each carrier sets its own amount. Ask your agent first, and remember that IBHS has found weathering can lower a shingle’s hail resistance.
Can I put metal on part of the house and keep shingles on the rest?
Yes. Standing seam over a porch, bay window or garage with shingles on the main roof is a common pairing that adds contrast without a full replacement. The flashing where the two roofs meet is the detail to get right.
Is a metal roof hotter than shingles during a Texas summer?
Any roof surface gets hot in DFW sun. A light or cool-pigment metal color turns away more sunlight than dark asphalt and gives up its heat fast at dusk, so the attic usually stays cooler. Dark metal colors narrow the gap.
How long do asphalt shingles last in Dallas-Fort Worth?
Commonly 15 to 20 years, even when the wrapper promises more, because summer heat dries the asphalt and hail speeds the wear. Metal roofs put on by experienced installers usually serve 40 to 70 years in this climate.
