Metal roofing installers serving Southlake, Texas

Metal Roofing for Southlake Homes, From Timarron to Carillon

Nearly half of Southlake’s houses were built in the 1990s. That means roofs across Timarron, Stone Lakes and the streets off Southlake Boulevard are coming due at about the same time. Permanent Metal Roofing Systems gives those owners a metal roof expected to outlast two or three shingle roofs. Choices include snap lock and mechanically seamed standing seam, steel shakes and slate-pattern shingles, DECRA stone-coated tile, and copper or zinc for bays, turrets and entries. We form the panels in our Mesquite shop or on site with a mobile roll former, and our own crews install them. Southlake lies mostly in Tarrant County, with its northern edge in Denton County, about 37 miles from our base. Every estimate is free, measured on your roof and itemized in writing.

The Houses of Southlake and the Metal Roofs That Suit Them

Census figures date 45 percent of Southlake’s homes to the 1990s, with a median build year of 1997 and a median value above one million dollars. Timarron alone grew to more than 1,550 houses in 17 neighborhoods across Southlake and Colleyville, finishing in 2007. Stone Lakes built out in 1997 and South Ridge Lakes in 1996. Most are brick or stone two-storeys whose roofs tend to be steep and broken up by dormers and valleys. Texas sun and hail usually wear out composition shingles in fifteen to twenty years. A house finished in 1997 is therefore often on its second roof and weighing a third. In Carillon Parc, new Mediterranean and Spanish-style homes go up under tile, some with limestone fronts. Tile is heavy, and large hail can crack it.

Free estimates cover all of Southlake, including Timarron, Stone Lakes, South Ridge Lakes and Carillon, plus homes along Dove Road, White Chapel Boulevard and Southlake Boulevard.

Weather Notes for a Southlake Metal Roof

Southlake’s two largest hail reports of the last twenty years both came after dark. Late on March 30, 2009, golf-ball hail fell in the city, and a spotter reported golf-ball to baseball-size stones, 2.75 inches, near the city. On the evening of October 26, 2013, golf-ball hail covered the ground in Southlake. Wind brings its own load: on April 18, 2015, a trained spotter estimated 70 mph gusts where SH-114 meets Dove Road. Stones near baseball size will mark almost any roof, metal included. The realistic aim is a roof that stays watertight and still looks right afterward. EDCO publishes a UL 2218 Class 4 rating for its ArrowLine steel shake. Textured and striated surfaces hide small dents better than smooth flat pans, and 24-gauge steel resists denting better than 26-gauge.

  • Honest advice on what Class 4 does and does not cover, including cosmetic denting
  • Dated storm-damage photos and measurements
  • No pressure and no door-to-door storm chasing

Our Metal Roofing Work in Southlake, TX

On the 1990s brick two-storeys, steel shakes and slate-pattern metal shingles from EDCO and Classic Metal Roofing Systems carry most of the load. Because each piece is small, the system adapts to dormers, short valleys and hip-heavy layouts with little waste. From the curb it reads as a conventional roof. Mediterranean and Spanish designs in Carillon Parc keep their rounded silhouette in DECRA Tile or Classic’s aluminum Grandetile, both much lighter than clay or concrete. Contemporary and modern farmhouse rebuilds suit standing seam, usually 24-gauge steel in a dark PVDF color. The coil coater backs our standard colors with a 40-year finish warranty. Copper belongs on accents: a bay, an entry canopy or a turret on a stone-faced house. Pool houses and detached garages can be roofed to match.

Standing Seam Roofs

Snap lock and mechanical lock panels with concealed clips, formed in Mesquite or on site and run the full length of each Southlake roof slope.

Stone-Coated Steel

A textured, low-glare metal roof that blends into established streets and passes most HOA design reviews.

Metal Shingles and Shakes

Aluminum and steel shakes and slate-look shingles for homeowners who want metal performance without a ribbed look.

Corrugated and PBR Roofs

Exposed-fastener panels that cover big outbuildings for less than standing seam, installed with sealing-washer screws.

Copper and Zinc Roofing

Natural copper and zinc in standing seam, flat lock or diamond panels for whole roofs, bays and turrets.

Metal Roof Repair

Loose fasteners, failed sealant and storm-damaged panels repaired or replaced one section at a time.

How much will it cost? That depends on size, pitch, profile, metal and tear-off, so we measure first. Our cost guide walks through the seven factors.

What a High-Value Southlake Home Needs From Its Roof

Southlake’s premium houses are large and detailed. Timarron’s alone run from about 2,150 to 9,500 square feet, often under roofs interrupted by stone chimneys, dormers and second-story walls. On a house like that, the edges and joints decide both the look and how long the roof stays dry. Valley metal, chimney crickets and sidewall flashing should be bent from the same metal and color as the panels, not pieced together from stock trim. Limestone needs one extra thought. Water running off copper stains pale stone green-blue, so above a light limestone wall, zinc or painted steel is the safer accent. Rain noise is rarely a concern once panels sit on a solid deck with high-temperature underlayment and the existing attic insulation. Before choosing a profile, ask your carrier how it credits Class 4 roofs and whether it excludes cosmetic hail dents.

  • Copper placed where its runoff cannot streak the pale limestone or cast stone below it.
  • Valleys, crickets and wall flashings formed from the roof’s own metal and color.
  • Samples, profile drawings and product data ready for the architectural committee before anything is ordered.
  • Type B gas vents re-flashed and their attic clearances checked ahead of the city’s final inspection.
  • The manufacturer’s published impact rating documented in writing for your insurance agent.

Southlake HOA Rules and City Permits for Metal

Southlake treats a full roof replacement as permitted work under the International Residential Code. The contractor must be registered with the city as a general contractor, applies online and posts the permit card where it can be read from the street. For the final, the city accepts a photo inspection or an in-person one. Either way, the attic gets a look at the Type B gas vents that a tear-off can knock loose. Where a subdivision has an architectural committee, as Southlake’s master-planned neighborhoods typically do, its approval comes first. Property Code 202.011 shields hail-, wind- and energy-rated shingles that blend with roofs an association already approves, so steel shakes and stone-coated products are the easier ask. For standing seam, which the statute does not name, we bring the committee samples, drawings and product data.

Southlake Metal Roof Questions

Our Southlake house dates from 1997 and is on its second shingle roof. Is this the time to go metal?

For many owners it is. In Texas sun and hail, composition shingles tend to last fifteen to twenty years. A metal roof commonly serves 40 years or more, so a house this age could otherwise need two or more shingle roofs. For standing seam, a Lifetime Non-Prorated Limited Warranty from PMRS covers material and labor, and an owner can transfer it one time when selling the house. Hail and other acts of God are insurance matters that the warranty does not cover.

Lightning set a Southlake house on fire in May 2025. Is a metal roof more likely to be struck?

No. The National Weather Service lists the idea that metal attracts lightning as a myth; height, shape and isolation decide where a bolt lands. The May 5, 2025 strike in Southlake started a fire that badly damaged a home’s roof. Steel panels are noncombustible, and metal roof assemblies are commonly tested to Class A, the highest fire classification. Our warranty treats fire as an act of God, so it remains an insurance matter, and a lightning protection system is a separate specialty.

What happens at Southlake’s final roof inspection, and does someone need to be home?

Only for the in-person option. The contractor requests the final through the city’s online portal and picks photos or a visit. The photo set shows the house number, every roof elevation from the ground, the vent terminations, and the Type B gas vents and their clearances inside the attic. On a visit, the inspector checks the roof from the ground and looks in the attic for loosened appliance vents. The homeowner or an occupant must be there to let the inspector in.

Is the roof estimate in Southlake really free?

Yes. We inspect the roof, check the decking and flashing, measure every plane, and send a written estimate that lists each line of the job. There is no charge and no obligation, and Southlake is roughly 37 miles from our Mesquite base.
