Westlake Metal Roofs, From Vaquero Slate to Ventanas Modern
Fewer than 1,700 people live in Westlake, and the Census can only report its median home value as two million dollars or more, the top of its scale. Permanent Metal Roofing Systems treats a metal roof here as part of the architecture. Slate and tile houses get aluminum metal slate or stone-coated tile profiles. Modern designs get painted standing seam. Towers, bays and entries can take copper or zinc, mechanically seamed or laid in flat lock and diamond patterns. Panels come off our roll formers in Mesquite or on site, with trim bent to match each roof. Westlake straddles the Tarrant and Denton county line about 42 miles from our base. Because many homes sit behind gates, we arrange estimate visits with the guardhouse or HOA ahead of time.

The Houses of Westlake and the Metal Roofs That Suit Them
Westlake’s housing is young and few in number. Census estimates count about 570 homes, roughly nine in ten built between 2000 and 2019, for a median build year of 2010. Vaquero, guard-gated around a private golf course, holds about 298 of them. Glenwyck Farms has about 93 houses averaging close to 6,850 square feet on wooded lots of 0.8 to more than an acre. Quail Hollow is adding 96 estate homes on lots larger than an acre. Entrada’s architecture follows Spain’s Catalonia region, while Ventanas is an enclave of modern architecture. Recent Vaquero listings show slate and clay tile roofs, some over stucco walls. Those roofs are seldom worn out. Hail breakage, the difficulty of matching broken pieces and repeated repair visits are what usually prompt a change.
We provide free estimates throughout Westlake, from Vaquero, Glenwyck Farms, Terra Bella and Granada to Entrada, Ventanas, Quail Hollow, Wyck Hill and Shelby Estates.
Weather Notes for a Westlake Metal Roof
Storm reports filed under Westlake’s own name are rare in the National Weather Service record, so the towns around it tell more. On the evening of June 11, 2023, golf-ball hail was reported in Trophy Club near the SH-114 and SH-170 interchange. Tennis-ball hail hit Roanoke the same evening; both towns border Westlake. One-inch hail fell just southwest of town on March 21, 2022. Ice is the quieter threat: up to a quarter inch glazed north Keller near Westlake on February 24, 2022. Slate and clay tile can crack under stones that size, and broken pieces can slide off a steep roof. Aluminum metal slate and stone-coated tile weigh far less, and DECRA publishes UL 2218 Class 4 ratings for its stone-coated lines. On steep metal roofs, snow guards over doors and walkways keep ice from leaving in one sheet.

Our Metal Roofing Work in Westlake, TX
Matching what a community has already approved drives most choices here. Where a Vaquero or Glenwyck Farms house wears slate, Slate Rock Oxford from Classic Metal Roofing Systems keeps the coursing and shadow lines. It is an aluminum panel, so the framing carries a small share of the old load. Clay tile homes, including Entrada’s Spanish forms, move to DECRA Tile, DECRA Villa Tile or Classic’s Grandetile. Modern houses in Ventanas and newer estates take standing seam in dark PVDF colors, often with flat pans and low seams for a crisp line. Copper or Rheinzink zinc suits turrets, bays and entry roofs on French Country and other European designs. On a sound slate roof, worn valleys and flashings can be remade in copper without touching the field. Outbuildings on Shelby Estates’ larger lots can take corrugated or PBR panels.
Standing Seam Roofs
Snap lock and mechanical lock panels with concealed clips, formed in Mesquite or on site and run the full length of each Westlake roof slope.
Stone-Coated Steel
Steel panels coated in stone granules for the look of shake, shingle or tile, with impact ratings from the manufacturer.
Metal Shingles and Shakes
Aluminum and steel shakes and slate-look shingles for homeowners who want metal performance without a ribbed look.
Corrugated and PBR Roofs
Exposed-fastener panels that cover big outbuildings for less than standing seam, installed with sealing-washer screws.
Copper and Zinc Roofing
Standing seam, flat lock and diamond patterns in metals that age instead of fading.
Metal Roof Repair
Repairs for standing seam, PBR, corrugated and metal shingle roofs, with the cause written down.

Westlake Estate Homes and the Metal Roofs Built for Them
A Westlake roof is judged against slate and clay tile by neighbors, review boards and eventually buyers. Profile, color and edge detailing therefore matter as much as performance. Aluminum metal slate keeps a slate pattern without slate’s weight, and its color can be chosen against the existing stucco and stone. Copper starts bright, browns within months and turns green only after many years; zinc dulls to a soft blue-gray. Both must stay apart from incompatible metals, so every clip, fastener and flashing is matched to the roof metal. Mechanically seamed copper or zinc is rated down to a 1/2:12 slope on a solid deck. That suits the nearly flat porch and loggia roofs of modern designs. With dwelling values this high, percentage hail deductibles run large, so ask your carrier how it treats Class 4 roofs and cosmetic denting.
- An official HOA approval letter secured before the town reroof permit is filed.
- Metal slate or stone-coated tile colors chosen against photos of the community’s approved roofs.
- Copper and zinc installed with compatible clips and flashings, never mixed with steel or aluminum parts.
- Snow guards placed above entries, motor courts and walkways on steep metal planes.
- Gate access, delivery times and crew parking cleared with the guardhouse or HOA in advance.

Approvals Before a Westlake Metal Roof Goes On
The Town of Westlake’s permitting page says every reroof, residential or commercial, needs a permit. The submission must include a site plan, the roofing material and an official HOA approval letter. That fixes the order: committee first, town second. Each gated community enforces its own architectural standards, and Entrada’s design guidelines are set by town ordinance, so a roof change there is reviewed against them. State law offers limited help. Property Code 202.011 restricts how an association may block shingles designed for hail, wind or energy savings when they match its approved look. It never mentions standing seam, copper or zinc, so on most Westlake estates the committee’s own standards decide. We prepare the review package, with physical samples, profile and color drawings and manufacturer data. Then we file the town permit once the letter arrives.

Metal Roofing in Westlake: Common Questions
Hail cracked several slates on our Westlake house. Should we repair them or switch to metal?
Start with an inspection. Slate on a house built in the 2000s is young, so a handful of broken pieces can often be swapped, provided matching slate can still be sourced. The harder case is scattered breakage across several slopes, or a color that is no longer quarried; then each storm means another hunt for pieces. That is when aluminum metal slate makes sense. We photograph the damage and put both paths, repair and replacement, in writing.
What does the Town of Westlake need before a roof can be replaced?
A permit, for any reroof. The town’s checklist asks for a site plan showing the location, the roofing material, and an official approval letter from your HOA, so committee approval comes first. We prepare the committee submittal, wait for the letter, then file with the town. In gated communities we also clear deliveries and crew access with the gate before work starts. A standing seam job brings a long trailer or a roll former to the drive.
Can an Entrada villa on a zero-lot-line street get a metal roof?
Yes, with planning. Entrada’s curving, narrow streets and zero-lot-line homes leave little room to stage material or park a roll former. Long panels may therefore be formed in our Mesquite shop and delivered cut to length. Roof edges close to a neighbor’s wall need careful flashing and protection during the work. The Catalonian look points toward tile shapes rather than ribbed panels, so DECRA’s tile profiles or Classic’s Grandetile are the natural candidates under Entrada’s design guidelines.
Do Westlake homes really need snow guards on a metal roof?
On steep slopes over doors, walkways and motor courts, they are worth it. Ice is infrequent in North Texas, but glazes like the one near Westlake on February 24, 2022 do happen. Once the sun warms the panels, ice lets go of metal in sheets. A row of guards near the eave holds it until it melts in place. Over lawns and planting beds, where falling ice harms nothing, guards are usually unnecessary.
What should Westlake owners do first after a hailstorm?
Photograph the roof and any ceiling stains, then call us before signing anything. We document the damage with dated photos and measurements and write a scope for your adjuster. Your carrier decides coverage, and Texas law makes the deductible yours to pay.
